Briar Chapel Homes for Sale

Briar Chapel is a neighborhood in Chatham County, NC with a Chapel Hill address. One of the great things about Chatham County is the low tax rate compared to adjacent areas. The taxes on a $400,000 home in Briar Chapel Would be approximately $2500 a year. In Carrboro the taxes on $400,000 would be approx. $6500 and  Chapel Hill in the Chapel Hill/Carrboro School District they would be around $6200 per year. The North Chatham schools are good and Briar Chapel will have a new middle school in the neighborhood opening in January. Woods Charter School with grades k-12 is also located on the site.

The neighborhood is over 1600 acres and will have 2400 homes at completion which is expected to take around 10 years. The first phase is under construction now and will have over 400 homes.

I really like the mix of builders, styles and prices. There is a home for just about everyone. There hasn’t been much new construction in Chapel Hill for a long time, especially in the mid 200′s to around $500,000 and there is pent up demand with buyers who want to be able to choose their finishes and customize their new home.

Sometimes in a new neighborhood the first buyers take a risk that the promised amenities will never be built. I like to see that in Briar Chapel the club house, pools, playgrounds and 14 miles of walking trails are already in. The 2 mile entry parkway is well kept and a sign that the neighborhood is well financed.

One downside of a new planned neighborhood is the usually small lot size. Briar Chapel Hill is a green neighborhood with protecting the environment a priority. Clustering of homes, with homes close together and lots of green space is required by most planning districts now to reduce the impact of construction on the environment. Briar Chapel has small lots but also has over 900 acres of natural green space.
