Why have a proposed construction?
When I work with a builder who owns a lot for a presale I usually suggest that he goes ahead and plans a home for the lot. I have him price it and spec it out. An interested buyer doesn’t have to build that home but it gives a real starting place for pricing. It is good for the buyer to have a definite starting point to see exactly what they can get for the money. It’s fine if they go on and hire an architect or designer to change the plan or even come up with a new one.
It helps me as the listing agent to have a written list of specifications so everyone involved in the transaction has the same expectations.
It helps the builder because it provides a basis for conversation about the home building process.
